Tualatin Kitchen

After 20 plus years, the oak kitchen in this home was getting a little worn, and unquestionably outdated. Desk space, appliance locations and closet space were in serious need of redesign. In a collaborative effort, a new kitchen design emerged that featured a contemporary, Sapele wood cabinet. Upper cabinets now extended to the ceiling, and the desk was relocated and redesigned for standup access. In a nod to the chef, a new, commercial American Range with a two level cooking surface and oversized oven was installed. The relocated refrigerator was now cabinet depth and stainless steel to match the other appliances.

The Nettuno Bordeaux slab granite was hand selected a few months prior to the start of the kitchen. When it came time to cut the slabs, our client worked with our fabricators to optimize exposure of the beautiful agate veins. Random glass inlays throughout the full height backsplash adds a sense of beauty without order.
Some repairs were made to the red oak hardwood floors and all floors throughout the kitchen, family room, hallway, and den were refinished. The final result is well worth a look through our portfolio. All components of design and finish came together to create a truly stunning kitchen in both function and form.

SW Portland Fire Restoration

Although we couldn’t restore precious crystal, china and personal treasures lost in this devastating fire, we more than restored the home. LHL was able to redesign the interior of this home to create an open and bright kitchen, a much need expanded dining area, and added space with safe stairway access to the garage. Not only was the home rebuilt, we were able to create better living spaces. The redesigned kitchen cabinets and layout, coupled with its improved relationship to the dining room, created a dynamic change both visually and functionally. Because of new, highly efficient windows, upgraded insulation, and a high efficient furnace, we delivered a much more energy efficient home.

Virtually every room in the home was scrutinized to determine how redesigning the interior could enhance livability. When it was complete, both the interior and exterior of the home were greatly improved over the original, at minimal out of pocket expense to our client.

SW Portland Bathrooms

Like many homes build in the 90s, the large master bathroom tub and tub deck were unused and unwanted. What our homeowners really needed was more vanity space and a larger shower. LHL went to work. The bathroom was gutted and re-designed. A second vanity was added where the old fiberglass shower was removed, and the tub area became a luxurious and spacious shower. Existing tub windows were converted to transom windows and “framed” with mosaic tiles. The new shower, heated floors and vanity backsplash were creatively designed with beautiful tiles and patterns, while the vanity tops featured Chroma “Canary” quartz. A 3/8 inch heavy glass shower enclosure, carefully coordinated plumbing fixtures with under mount sinks, decorative mirrors, new lighting and new paint completed the transformation. The new bathroom is spacious, bright, and tailored specifically to our client’s lifestyle.

In addition to the master bath, the main bath’s face-lift included new Cambria “Sutton” quartz countertops, new tile floor and backsplash, and new plumbing fixtures. By making, targeted, value driven design changes we created a beautiful, newly appointed bathroom without breaking the bank.

NE Portland Kitchen & Bath

In this 1940′s NE Portland home, LHL remodeled the kitchen and bathroom while adding a media center in the family room. New custom fir cabinetry in the kitchen and family room retained the early “Portland” look while expanding functionality and storage in the kitchen. Granite countertops proved to be beautiful, easy to clean, and a striking contrast to the fir cabinetry. The media center, custom designed to accommodate a large, flat screen TV and stereo components, matched the fir kitchen cabinets. A re-designed main bath shower along with a new floor, fresh paint, cabinet face lift, and granite counters was the perfect combination of beautiful design and practical functionality.

Bald Peak Renovation

Though this large remodel was comprised of many components, a new garage with office loft, a revised natural stone entry, and completely new master bath/loft addition were the focal points of this renovation. Much emphasis was placed on matching the look and feel of this custom built home. The original natural stone, used sparingly on the original home, was matched and used extensively on the new garage/office and remodeled entry. The new master bath was spacious and elegant, featuring custom stones and tiles and beautiful stained cabinetry. Three panel Robern mirrors and the comfort of a heated towel holder made this elegant bath complete.

Perhaps the most stunning piece to this home was incorporated into the loft above the new master. The hipped roof over the loft was comprised of a custom built skylight, with custom CVG fir mullions and trim. The expansiveness and incredible detail of this “glass” roof is a focal point to the loft that floods the room in natural light.

Tigard Fire Restoration

Being asked back by our client to restore their custom LHL home that was damaged by fire was very gratifying. At a very difficult and vulnerable time, our client placed their trust in LHL to take control and worked in concert with the insurance company. As our homeowner’s advocate, LHL’s oversight ensured their home was restored, not only with commensurate specifications and finishes, but also with the same workmanship and attention to detail. As part of the home redesign, we worked with our client to incorporate additional rooms and an improved exterior elevation. Through a collaborative effort, we were able to incorporate exciting new designs, finishes, and improvements to the original home with minimal additional cost to our homeowner.

Canby Farm Home

This original 1950’s farm home, now surrounded by new development, was a jewel in the rough. Working with our client to maximize renovation throughout the home while staying within a fixed budget, LHL went to work. The space in most need was the kitchen. Poor layout in a compact space, combined with years of hard use, called for some radical change. First, removing an unused chimney added space to the kitchen. The added space allowed us to open the kitchen to the dining room and create work-space for the kids. New painted cabinets throughout maximized space and functionality while retaining the “country” feel. New floors, tile and granite counters, and new appliances completed the transition. With some thought and creative solutions, the new kitchen was beautiful and highly functional.

Throughout the home LHL updated baths, repaired and refinished original oak and fir floors, and increased energy efficiency by replacing windows, adding insulation, and replacing the furnace system. At the end of the project, our clients still had their 1950s farm home tailored to present day living finishes, designs, and efficiencies.

Historic SW Portland

We set out to create a spacious, bright and updated kitchen without compromising the look and feel of this historic home built in 1908. Coming on the tails of an earlier LHL remodel and addition, the kitchen was the last piece to the puzzle. Designing from the shared expertise of LHL and our client, the entire sink wall of the kitchen became windows, a simply amazing light transformation. To retain upper cabinet space, see through upper cabinets were designed to maximize natural light. Beautiful floor to ceiling cherry cabinets with inset, shaker style doors were designed to blend with the era of the home. New appliances and appliance locations add to the beauty and functionality of the kitchen. Finally, rich, intricately veined Rain Forest Green marble counters add the perfect finish to this stunning transformation!

Murrayhill Bathroom Remodel

Remodeling the master bathroom in this Beaverton home brought LHL Remodeling and Custom Homes full circle. LHL was invited back to help create a beautiful, functional bath designed to really meet the needs of mom and dad. Designed by LHL in collaboration with our cabinet maker and client, the large tub and tub deck, unused and unwanted, were the first to go.

The big challenge was designing for a much larger bathroom vanity that would provide more lighting, more storage, and proper scale where the tub was removed. Combining the new cherry cabinetry with a larger mud set shower, tile floor, gorgeous granite counter top and new plumbing produced a renovated master bathroom that was both functional and beautiful.
